cause valuation bias. In every residential transaction, at some point and time, a home’s “size” will impact the perception of value. This course also explores the public records system, automated valuation models, reporting, the MLS, and application of ANSI in the real world.

This course will teach the basic techniques and procedures for measuring single-family residential dwellings using measurement and computation methods based upon the American National Standards Institute Square Footage-Method (ANSI Z765-2021), a.k.a. ANSI house measuring standard. We will delve deeply into answering the question why measuring a residential home accurately and consistently is important not just for appraisers like yourself, but for our clients, other professionals in the field, and the integrity and structure of the housing market itself.
